Who this policy covers
This privacy policy is for Lane Sherman LLC, doing business as Sherman Beach Group at eXp Realty, and the website myrtlebeachhousehunt.com (Myrtle Beach House Hunt). It is effective October 9, 2026.

Information we collect
Contact form data. When you use a form on this site, including the contact page, homepage and landing-page inquiries, agent pages, team pages, listing inquiry and showing requests, saved-search sign-up, and account registration, we collect your name, email address, any phone number you choose to enter, your message, the page you submitted from, and property or community details you include. The phone field is optional.
SMS consent. Each of those forms has an optional consent checkbox that is unchecked unless you check it. We store the choice as true or false and the date and time we recorded it. The form can be submitted either way.
Saved searches and accounts. If you create an account or save a search, we store your name, email, optional phone number, a hashed password, the search criteria, and whether you want saved-search alerts.
Property search behavior. We record search filters, listing pages you view, and favorites you save while signed in, so we can respond to the homes you are considering and run the alerts you requested.
Cookies. The site uses cookies and similar storage for sign-in, to remember which agent page you visited, and for measurement.
Google Analytics 4. When analytics is enabled, Google Analytics 4 collects usage information such as pages viewed, general location, device and browser type, and events such as searches and form submissions. Our host may also measure traffic and performance.
How we use information
We use this information for responding to inquiries, providing real estate services, and sending saved-search alerts you requested. Real estate services include buying and selling help, showing and tour requests, home estimates, and community questions along the Grand Strand.
We use your email and, if you provided one, your phone number to follow up on the request you sent. Text messages are used only as described in the terms below.
Service providers
We use service providers to operate the site and respond to you. They process information only so they can perform those services.
CRM: Follow Up Boss receives the inquiry so the Sherman Beach Group team can reply. When a form is submitted, we include a note of the SMS consent choice (yes or no).
Email delivery: an email provider sends internal notifications about new inquiries and the saved-search alerts you request.
Hosting: the site is hosted so pages, forms, and saved searches can run.
Analytics: Google Analytics 4, and hosting analytics, measure how the site is used.
Google Maps: maps on search and listing pages are provided by Google Maps.
Data will not be sold or shared with third parties for marketing or promotional purposes.
Mobile opt-in data and consent are not shared with third parties.
Cookies
Essential cookies keep you signed in and remember an agent page you opened during the visit. Analytics cookies, including those set by Google Analytics 4, help us see which pages and searches are useful. You can block or delete cookies in your browser. Blocking them may sign you out or limit saved searches. We do not use cookies to sell your information.
Security
The site is served over HTTPS. Lead and account records are limited to the Sherman Beach Group team and the service providers named above. Passwords are stored as hashes. No method of transmission or storage is perfectly secure.
Data retention
We keep inquiry and account records for as long as we need them to provide real estate services and to meet brokerage recordkeeping duties. After that we delete or de-identify them. Saved searches remain until you remove them or the account is closed. Analytics data is kept on the schedule set with Google Analytics 4 and our host.
Your choices and rights
You may ask to access, correct, or delete personal information we hold about you. Email laneshermanrealestate@gmail.com or call (717) 778-1554. You can use the unsubscribe link in our emails. You can opt out of text messages by replying STOP, as described below. You may submit any form without checking the consent box and without entering a phone number.
Children
This site is for adults considering real estate. We do not knowingly collect personal information from children under 13. If you believe a child submitted a form, contact us and we will delete that information.
Changes
We may update this policy. When we do, we will change the effective date above. The current version is posted at https://myrtlebeachhousehunt.com/privacy.

TERMS AND CONDITIONS
1. We use SMS to confirm appointments, send reminders, and notify clients of schedule updates or important changes.
2. You can cancel the SMS service at any time. Just text "STOP". After you send the SMS message "STOP" to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time, and we will start sending SMS messages to you again.
3. If you are experiencing issues with the messaging program, you can reply with the keyword "HELP" for more assistance, or you can get help directly at laneshermanrealestate@gmail.com.
4. Carriers are not liable for delayed or undelivered messages.
5. As always, message and data rates may apply for any messages sent to you from us and to us from you. Message frequency may vary. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.
